Architect of record
We take legal responsibility for the design in the country of delivery. Authorship stays with the international team, the signature is ours.
Code and seismic design
Translating the design into local building code and seismic zones 8–9. The form stays; what sits underneath it changes.
Approvals and stakeholders
Working with state bodies, review authorities and contractors on the ground. The foreign team does not spend months learning the procedure.
Market validation
Demand and price assessment where open statistics barely exist. The data comes from transactions and buildings, not from reports.
