Expertise/Design and Delivery
Conceptual Design
A concept answers what the building will be and why, before money is spent on it. It is the cheapest stage at which everything can still change.

What it covers
Brief and site analysis
What the client wants and what the site allows. The gap between those two answers is the real brief.
Massing and layout
How the building sits, how many floors it has and what goes where. Tested against code and economics at the same time.
Character and materials
What the building will look like and what it is made of. Materials are chosen from what the local market actually supplies.
Visualisation and presentation
Material you can take to an investor, a bank or a planning board. The presentation is made for a specific audience, not for the drawer.
Show us the site and we will work out what fits
